Construction starts: Macdonald-Stewart Building – Fire Suppression System Upgrade, Lot 2

91Ë¿¹ÏÊÓÆµ has mandated ARDEC CONSTRUCTION to carry out Project 24-001 Lot 2 at the Macdonald-Stewart Building. The project involves upgrading the building’s existing fire suppression system, including the creation of a new two-hour fire-rated sprinkler room with a new building water entrance.

The work also includes relocating the fire pump to the new sprinkler room, installing new sprinkler risers in the building’s exit stairwells, and connecting the upgraded system to sprinkler lines serving the Macdonald-Stewart, Barton, Raymond and Raymond Greenhouse buildings.

Scope of work

  • Installation of 4-inch sprinkler risers in all four exit stairs of the Macdonald-Stewart Building: STAIR1, STAIR2, STAIR3 and STAIR4.
  • Installation of 6-inch sprinkler lines throughout the ceiling of the Macdonald-Stewart Building basement.
  • Creation of a two-hour fire-rated sprinkler room, accessible from the exterior.
  • Creation of a new paved pathway leading to the new sprinkler room entrance.
  • Installation and connection of a new building water entrance and related equipment.
  • Relocation of the fire pump from its temporary location in mechanical room MSB-011 to the new sprinkler room.
  • Connection to the existing sprinkler line that feeds the Barton Building.
  • Connection to the existing sprinkler line that feeds the Raymond Building and the Raymond Greenhouse.
  • Connection to the new sprinkler line that feeds the new risers in the Macdonald-Stewart Building.
  • Decommissioning and removal of the old fire pump from MSB-011.

Impact on occupants

Impacts on occupants and circulation will be managed to minimize disruptions while maintaining safe access through and around the building.

  • Interior and exterior work: Construction will take place inside and outside the Macdonald-Stewart Building.
  • Basement circulation: Minor modifications to circulation in the basement of the Macdonald-Stewart Building will be required.
  • Exit stairwells: Work inside the exit stairwells will take place outside regular building hours and will be carried out one stair at a time. Minor circulation modifications will be required.
  • Noise: Medium to high levels of noise are expected at times.
  • Service interruptions: Service shutdowns, including ventilation, domestic water and electrical interruptions, will be required. Building users will be informed in advance.
  • Access outside the construction zone: Any access to spaces outside the construction zone, such as classrooms and laboratories, will be coordinated in advance with the building director and building occupants.

Safety measures

No specific safety risks are anticipated for occupants. Standard construction safety protocols will be followed throughout the duration of the project.
